The Baby Boomer bulge has the population of 55 plus active adults exploding in demographic charts. In the United States alone 74 million people were 55 and over by 2010. That’s almost 24% of the population, or nearly 1 in 4 people. These people have reached an age in which they have certain expectations from the home in which they live in such as maintenance free living, a more manageable floor plan, and a quieter neighborhood.
A purchaser of a new home in a 55 and over condo or townhome development must be aware that there’s going to be some kind of Home Owners Association, otherwise referred to as an HOA, that sets guidelines for a 55+ community. By federal law they must publish and adhere to policies and procedures demonstrating intent by the HOA to provide housing for persons 55 years of age or older. At least 80 percent of the occupied units must be occupied by at least one person who is 55 years of age or over.
